Get the design right before you build

Every rupee spent at the design stage saves many during construction. Our architects translate your needs into 3D designs and detailed working drawings, resolving clashes and inefficiencies before they reach the site.

Changes get more expensive the later they happen. Moving a wall on a drawing costs an hour of drafting; moving it after the slab is cast costs demolition, rebuilding and delay. The design stage is where your money has the most leverage.

What a complete drawing set contains

A 3D render shows you how a house will look. It does not tell a mason where to build. Those are different documents, and a build supervised from renders alone is a build full of on-site improvisation:

  • Floor plans — room dimensions, wall thicknesses, door and window positions.
  • Elevations and sections — heights, levels and how the building is put together vertically.
  • Structural drawings — footing sizes, column and beam schedules, slab reinforcement details.
  • Electrical layout — every point, switchboard and circuit, planned around how you use each room.
  • Plumbing layout — supply and drainage lines, slopes, traps and access points.
  • Joinery and finishing details — kitchen, wardrobes, staircase and railing specifics.
  • Door and window schedule — sizes, materials and specification, item by item.

We resolve the clashes between these before construction. A beam running through a window opening or a drain line crossing a footing is trivial to fix on a drawing and disruptive to fix on site.

Plan your electrical layout around your furniture, not the empty room. Walk each room mentally — where the bed sits, which side you read on, where the television and router go. Sockets are cheap now and expensive after plastering.

Approvals, managed for you

Navigating CMDA and local approvals can be daunting. We prepare the drawings and documentation and shepherd them through the process, so your project is legally sound from day one.

Planning rules directly constrain what can be designed, so we check them before drawing rather than after. The parameters that shape your design include:

  • Permissible coverage and floor space index for your plot and zone.
  • Setbacks required on each side, which vary with plot size and building height.
  • Road width, which can limit the height and number of floors permitted.
  • Parking provision required for the building type and size.
  • Rainwater harvesting provisions, mandatory across Tamil Nadu.

Designing first and checking rules afterwards is how projects lose months. We work the other way round — the constraints are inputs to the first sketch.

Vaastu as a design input

Many families in Chennai want a Vaastu-compliant home, and most Vaastu principles have a practical basis — placement relative to sun path, prevailing breeze and daily movement through the house.

We treat Vaastu as one input among several and resolve it alongside daylight, ventilation and practical layout. Where a strict interpretation would produce a genuinely poor room — a dark kitchen or an unusable bedroom — we say so and offer alternatives, rather than silently compromising the house or silently ignoring your brief.
